Clause 3(d) in the written addendum limits the tenant's liability for rates to an amount calculated on the agreed rental of HK$3,900 per month and therefore the tenant's liability for rates is so limited; however clause 2(m) unambiguously requires the tenant to pay maintenance charges and contingency funds as outgoings chargeable in respect of the premises, so the tenant is liable for those and cannot deduct them from rent absent contrary term.
