The Tribunal held that Mr. Leung's comparables, being located closest to the subject tenement, were the most appropriate; Mr. Wong's distant Shatin comparables were rejected. The Tribunal accepted time, size, shape and location adjustments principally on Mr. Leung's analysis and assessed the rateable values at HKD 7,443,600 for 2001/2002 and HKD 6,379,200 for 2002/2003. Appeal allowed and valuation lists to be amended accordingly.
