The phrase "exterior side walls" in the DMC does not include the front (façade) and back of the building; it is limited to the eastern and western external walls in the context of the DMC and statutory background. The Lands Tribunal's contrary construction, which relied on speculative commercial motive and alleged poor drafting, was incorrect and the front and back exterior walls are common parts.
