The term 'house' in the restrictive covenants must be interpreted by reference to the type of houses actually standing on each individual Lot when the Government Leases were created; the Leases therefore contemplated only houses (one per Lot) on the subdivided lots and not other types of buildings or a single composite building straddling lots; the proposed 26‑storey composite building is not a 'house' within that contextual meaning and is therefore prohibited under the leases, so the appeal is allowed and the lower court order restored.
